Plum Canyon Area Development Update

Your Association President, Tim Cormier, continues to be in regular contact with representatives from Keystone Development regarding their plans to construct 499 additional residences as well as a YMCA facility and a future junior High School. The initial work has now been postponed to commence in Q4 2010 or Q1 2011.
We will continue to keep you posted as we learn more.

Annual Election & Meeting of the Members

The Annual Meeting of the Members and Election was originally held on October 21, 2009. The 25% quorum requirement was not met, therefore the meeting was adjourned. The Board of Directors have voted to hold a second Annual Meeting and Election, in the hopes of increasing member participation to achieve quorum.
The Annual Election and Meeting of the Members will be held on January 20, 2010 at 6:30 P.M., located at Property Management Professionals new location, 27413 Tourney Road, Suite 100, Valencia, CA. 91355.
Election ballots will be mailed out the week of December 7th. Please complete the ballot and either mail it back to Property Management Professionals or plan on attending the Annual Meeting and Election on January 20, 2010.

Golden Valley Parkway

There have been several inquiries made regarding the completion of Golden Valley Parkway. Unfortunately, the Association is not in charge of the construction of Golden Valley. SunCal Properties, the Master Developer of the Plum Canyon Community, is conditioned to complete Golden Valley as part of the construction of the Community. The Association's Board of Directors has requested a timeline to complete some of the improvements, including speed limit signs and striping, however an update is not available at this time. The Board of Directors will continue to work with SunCal Properties to obtain a schedule and upon receipt, it will be shared with the Plum Canyon Community. Thank you for your patience. Homeowners are encouraged to attend the monthly HOA meetings and address their concerns directly with the Board of Directors. The next Board Meeting is scheduled for August 19, 2009 at 6:30 P.M.

Power Outage

Please be advised that SCE has scheduled a power outage for Tuesday, June 30th between the hours of 9 a.m. and 2 p.m. SCE is upgrading aging infrastructure or completing other repairs to make needed improvements.

Assessments Decreasing AGAIN!!!!

The Plum Canyon Board of Directors has done it again!! Beginning July 1st the monthly assessments for the Plum Canyon Community will be $75 per month. A special thanks to the Board members who worked so diligently to scrub the budgets, cut costs and pass the savings onto the homeowners.

New Landscaper

Assessment Decrease!!!!!

Great news everyone!!! The Board of Directors recently approved a DECREASE in the Association’s monthly assessments. As shown on the statements that were recently mailed out, the new monthly assessments are $103.50 per month. Be sure to thank a board member if you see them in the community and if you are available please come see the board in action at the next Association Meeting. The meeting date, time and place will be posted on the blog as soon as it is decided.

Parking Violations

Property Management Professionals has received complaints from several homeowners regarding parking violations throughout the community. As stated in Section 6 Article 11.3 of the CC&R’s; all homeowners with 2 or less cars need to park both cars in their garage. Additionally, Los Angeles County requires that no vehicle be left parked in the same spot on the street for over 72 continuous hours. The Association’s Board will take all necessary actions to enforce the parking rules including removing violating vehicles.

Future Development of Plum Canyon

Your Association President Tim Cormier was able to get an answer from Keystone Development on the construction improvements that are planned for the Plum Canyon area:

According to Keystone Development this project has received final approval to build 499 residences. The estimated project timeline is to start construction in the spring of 2010. Yes, there is still a plan for a 30,000 square foot YMCA facility. The plan also includes a junior high school on the property, although development of the school is not scheduled and status is undetermined. Finally, the plan included a Dorothy Street is not part of our Map. Ermine Street was included and approved on our Map as a through street.

Pet Maintenance

During our recent walk though your community many homeowners expressed concern of other people’s dogs defecating in their yards. If walking a dog throughout the community please make sure it is on a leash and that you pick up after it. According to the LA County Civil Code Section 10.40.060 it is illegal to let a dog defecate on property other than your own without picking it up.
