Remaining Plum Canyon Lots Sold to KB Home!

Today, Plum Canyon, LLC announced that KB Home purchased the remaining 224 lots that comprises the rest of the Plum Canyon Master Association and will assume all obligations for the project immediately.

You will most likely see construction activity pick up soon as KB Home indicated they anticipate a grand opening in the spring of 2011 with home deliveries to buyers by next summer.

Reminder: The pool at the Citrus Grove Community, a sub- association of the Plum Canyon Community Association, is for Citrus Grove Community Homeowners ONLY. Uninvited guests from outside the Citrus Grove Community will be reported to the police and potentially charged with trespassing.

WEEDS IN COMMON AREA LANDSCAPE AREAS

We have received several calls from homeowners regarding weeds on the common area, Association maintained slopes. Unfortunately with all of the rain this year coupled with Spring fertilization and the warmer weather, it's created the "perfect storm" for weed growth.
Property Management Professionals, the Plum Canyon Landscape Committee and Gothic Grounds Management are working diligently to identify and remove all of the weeds from the Association's landscaped areas. Gothic Grounds Management has dedicated additional crews to resolve the infestation of weeds and they will continue to work diligently until all of the weeds have been removed.

PAINTBALL VANDALISM

We have received several reports of individuals playing paintball within the Association's common area landscaping as well as on County property. The County has been contacted and notified of the vandalism. Individuals caught playing paintball within the County storm drain detention basins or on the Association's common areas will be prosecuted to the full extent of the law.
Please report violators to Property Management Professionals and/or call the LA County Sheriff.

LANDSCAPE UPGRADE UPDATE

The planned landscape upgrades to the Plum Canyon common areas are scheduled to commence this week and should be completed by Friday.

LANDSCAPE UPGRADES APPROVED

At Monday evenings Board of Directors Meeting, the Board approved several landscape enhancement proposals throughout the Plum Canyon Community. Additionally, the Board approved a separate proposal to replace all trees and shrubs that did not survive the Winter months. We anticipate the installation of these improvements to commence in the next few weeks and we hope the membership enjoys the landscaping upgrades!

GOLDEN VALLEY STREET LIGHTS

Property Management Professionals received member complaints regarding several street lights that were out on Golden Valley. Several weeks ago, our team opened a work order with Southern California Edison to repair the lights. Upon inspection earlier this week the lights had still not been repaired.
Property Management Professionals spoke with Southern California Edison this this morning and they assured us that the lights would be repaired by the end of this week (Friday, April 16th).
Thank you for your patience while we work with Southern California Edison to resolve this issue.

Board of Directors Annual Election Results

The results are in from the Association's Annual Meeting & Election! I am happy to report that the Plum Canyon Community Association met the 25% quorum requirement. Please join me in welcoming Sam Azar as the newest member of the Plum Canyon Community Association Board of Directors!
Sam Azar will be replacing Tim Cormier, your Association's previous board president. Tim Cormier helped oversee many positive changes and improvements to Association, so please take the time to thank Tim for his years of dedication to the Plum Canyon Community Association!
